We currently use Buildium, and it is not efficient when it comes to process tracking, the make-ready process, etc.

We manage 50 units with Buildium and would recommend it for other small portfolios. Buildium isn't as full-featured as the big players like AppFolio or PropertyWare but it gets the job done and is affordable.

Yeah, Buildium is awesome and has great portals and communication features though.

I have an 82 unit rental portfolio. We use Buildium and love it.

I like Buildium. It is easy to learn and comes with all of the accounting capabilities you'll need in a small office. I use the website feature that comes standard, just had to buy my domain name. I love how it will push unit advertisements to a variety of websites and craigslist based on the unit description and pricing that is remembered in the system. But the best thing is getting tenant payments online. Oh and late fees are automatic so I don't have to be the bad guy.
