I use propertyware. It is pricy but I can customize it to my heart content. There is a price for your time and if you are the type that wants to Track and make the user experience to you then this is it. They are going through a refresh for their tech and there are some great features coming down the pipe.PE does have an auxiliary insurance feature that you can purchase through them and bill the tenants. That is a nice buffer policy between your property insurance .
I use Propertyware. It has it's positives and negatives. Go to some local NARPM mtgs & you'll likely find a group of people who have all used multiple softwares & can help make your decision.
