Have had a great experience with Loc8 in my small business, and the Xero connector makes invoicing super easy! Must have if you do work in the field and want to get invoices created quickly, so you can get paid faster!

Something like Loc8 (loc8.com) seems to fit the bill from the trial I've used, but it's a bit cumbersome and the mobile apps are awful. Also, like so many other CMMS, they seem to hide their pricing for some reason.
